Garage Door Maintenance

Garage roller doors are a common feature in most homes – perfect for privacy and security.

Like anything on the exterior of your home, it often sees the full force of the elements. On top of their normal daily use, winter storms and summer heat can take their toll. Typically the largest working part of your home, it’s important to undertake regular maintenance to prolong the life of your door and motor (if you have one).

So, what could go wrong with your garage roller door?

Some common issues we see with garage roller doors include:

  • Remotes not working (motorised doors only) – sometimes it’s as simple as changing a battery in the wireless or wall mounted remote. As with everything, if you have an old system you might need a new remote from time to time. Either are an easy fix and your local garage door technician will be able to supply and program a new remote for you.
  • Door not opening or closing properly – your door could be a bit slower than usual, or it could open halfway stop. You could need your tracks realigned, parts tightened or cables replace. Your technician will be able to tell you what the issue is and what repairs are required.
  • Unusually noisy – it’s completely normal for your door to make some noise when operational. But, it shouldn’t be loud enough for the whole street to hear! It could be as simple as some basic lubrication, however a noisy door could also be a sign of a larger problem.
  • Damaged weatherproof strip – there’s a very handy little strip that runs along the bottom of your door to keep the elements outside your garage. This can become dry and brittle with age and need replacing.

How often should I service my garage roller door?

Organising an annual service by a professional is recommended. It’s also recommended that the rollers themselves should be released every 7 years – of course if they’re damaged they should be replaced right away.

In coastal climates, giving your garage door a good wash regularly is also recommended to remove any salt build up.

The last thing you need is for your garage door to be stuck or stop working when you’re trying to rush out before the school run or on your way to work!

What do they do when they service my door?

A garage door health check will usually include things like:

  • Check over all moving parts;
  • Adjusting your motor if needed;
  • Testing remotes and their responsiveness;
  • Tightening fixtures and fittings like springs and cables (or replacing them if needed); and
  • Lubricating moving parts.
